Just how much has AI impacted real estate in Ontario and Canada at large? Quite a lot. However, the specific uses and integrations of AI tools and other new technologies are still completely different based on the specific circumstances and who’s involved.

It’s important to approach this topic with context. You may be curious about how AI is impacting real estate for any number of reasons, but let’s say you’re about to buy or sell a house and need to know whether to embrace or avoid artificial intelligence while you’re navigating the market.
Whatever you’re looking to accomplish in today’s market, you’ll need to hire a real estate agent. As your professional representation, they will play a major role in your success.
With that in mind, a big part of your exposure to and experience with AI when buying or selling a house will depend on how your agent uses it. Of course, many Realtors don’t use AI at all, and you can seek out that type of professional if it’s your preference.
However, you may still come across AI usage from various counterparties (and their Realtor) at certain points of your buying or selling journey. That’s why it’s important to know where the technology stands today, even if you don’t intend to use it.

Making Sense of the Market
Many Canadians today are using AI tools much like a traditional search engine: seeking answers and insights based on a specific question or query.
So it’s no surprise that a lot of people are asking AI about local real estate. They want to know what’s going on in their market, how long homes are taking to sell, average prices, and all kinds of other information.
AI-Generated Images
Okay, let’s talk about one of the most contested uses of AI in Ontario real estate: image generation.
You’ve likely seen AI-generated images before. From everyday advertisements to social media and beyond, these types of graphics are seemingly everywhere.
In real estate, some agents are starting to use AI-generated images to promote their listings. This could include (among many other examples) touched-up versions of standard listing photos, artificial furnishings or decor, or in some cases, complete recreations of specific areas within the home.
These AI integrations have, expectedly, inspired a lot of debate. On one hand, some are arguing that AI-generated content is outright misleading, bordering on false advertising. Other agents believe that these images are actually helpful for buyers because it allows them to visualize a home’s potential better.
Buyer Beware
AI images aren’t perfect. Not only could they make a house look better than it really is, but they could show or suggest outright nonexistent features.
Don’t assume that the seller (or their agent) has double-checked their marketing for accuracy. Instead, you’ll want to do your own due diligence, with the help of your Realtor.

Other Marketing Efforts
In addition to image generation, AI has also proven useful (depending on which agents you ask) with other aspects of marketing listings. One noteworthy example is listing descriptions, which appear on MLS, feature sheets, social media, and all kinds of other marketing materials.
Rather than handcrafting each write-up, some agents are relying on LLM tools like ChatGPT to draft listing descriptions for them. At a glance, this may seem like a timesaver, but like AI-generated images, there are drawbacks.
Both agents and clients alike have reported inaccuracies and other “creative liberties” in AI-written content. This can frustrate buyers when they see a home in person, and it’s not everything they were promised.
