Whether you’re not ready to buy, or you’re unsure if you want to plant yourself in a certain neighbourhood, renting is likely the best option for you right now. What if we told you that you could skip scouring Facebook Marketplace and Kijiji for hours (or sometimes days) and work with an expert to find your dream home! Working with a Real Estate Agent to find a rental property has several benefits and will make the house-hunting process a breeze. Here are 5 benefits of using an Agent when looking for a rental:

Find a home within your set budget

Have you ever gone to view a listing, only to fall in love before learning the monthly rent is out of your budget? Working with an Agent, you’ll only be shown properties that fall within your specified price range to avoid any disappointment. The Agent can also help you navigate the paperwork headache of the lease, pointing out any additional costs, and can also use their strong negotiating skills to get you a better rent. It’s important to note that working with our Agents requires a minimum monthly rental budget of $2000 to begin your search.

Live in your dream neighbourhood before you buy

Do you have a dream neighbourhood where you see yourself potentially buying a home in the future? When working with an Agent, they will have unrestricted access to the MLS database through their brokerage which could help you find a rental in the exact location that you otherwise might not have been able to find on your own. This allows you to “try-out” living in a specific neighbourhood before you make a more permanent investment in a home.

Avoid a rental scam

One of the most common ways fraudsters get a hold of your information is through rental scams. Scammers will create fraudulent classified ads or social media posts for available rental units in areas that are in high demand with a desirable asking price to generate the most interest. Once a person has inquired about the listing, the scammers will send out a rental questionnaire requesting personal information such as contact information, mailing address, occupation, and income. Working with an Agent adds an extra layer of protection, as they will only show you properties registered through the MLS.

You’re relocating to a new city

If you’re moving to a new city, it’s in your best interest to work with a local Agent to find your new home. Agents are experts in their respective service areas and will be able to find you exactly what you’re looking for, even if you can’t make it out of town to see the listing. The Agent can view the property on your behalf, negotiate, and review the paperwork to help make the relocation process run as smoothly as possible.

It’s FREE!

One of the most common misconceptions about using an Agent to find a rental is that it will be costly. In most cases, the landlord provides compensation to both the listing agent and the agent that brings the renter. When you hire a realtor, there's no cost to you. It's typically built into the rental amount and the landlord is responsible for paying it.
